From 15 to 28 nights: the trap to avoid

You confirmed what you thought was a simple two-week booking and moved on. Then you checked your calendar: your guest isn't leaving in two weeks — they're staying for almost a month.

If you expected 15 nights and ended up with 28, you're not alone. At Urban Conciergerie, we see this scenario more often than most hosts realize. And while it can be a financial win, it can also create serious legal and operational headaches if not handled correctly.

The difference between a 15-night stay and a 28-night stay is not just about extra income. It impacts tenant rights, tax thresholds, utility costs, and your entire hosting strategy. Whether it was caused by a platform glitch, an Instant Book setting, or a quiet extension you missed, here is how we help our owners navigate it.

From Short-Term Guest to Medium-Term Resident

On paper, the jump from 15 to 28 nights seems minor. Legally, it changes everything.

A two-week guest is a tourist. A four-week guest is, in many jurisdictions, considered a resident. That distinction carries real weight, and ignoring it can be costly.

In our experience, this almost always comes down to two things: platform settings and communication gaps. The good news? A 28-night booking is not inherently a problem. In fact, it is often more profitable than two separate bookings — but only if you understand what happened and respond strategically.

1. Why It Happens: Platform Settings and Instant Book

Airbnb, Vrbo, and Booking.com all handle maximum stay limits differently, and the default settings are rarely in the owner's best interest.

The most common culprit we audit at Urban Conciergerie is a missing maximum stay limit. Many owners set a minimum stay of 3 or 5 nights but forget to cap the upper limit. If Instant Book is enabled without a maximum cap, a guest can instantly confirm 28, 60, or even 90 nights without your approval.

Another frequent issue is auto-approved modifications. A guest may have originally booked 15 nights and then extended to 28 through the platform. Depending on your settings, that modification can be auto-approved, and the notification is easily missed.

Our Advice: Check your listing today. On Airbnb, go to Calendar > Availability Settings > Trip Length. On Vrbo, check Rates & Availability > Stay Requirements. At Urban Conciergerie, we review these settings for our owners quarterly because platform updates can reset them without notice.

2. The Real Financial Impact

This is where many hosts get caught out by automatic discounts.

Most platforms automatically apply a monthly discount at 28 nights. If you have a 20% monthly discount enabled and your standard rate is €120 per night, a 28-night stay is not €3,360. It is €2,688. That is a €672 difference you were not expecting.

Always recalculate: check if a weekly or monthly discount was applied and compare the actual per-night rate to your standard rate.

However, the full picture is more nuanced. Two separate 15-night bookings mean two turnovers, two cleaning fees, laundry, restocking, and at least one or two vacant nights in between. In markets like Paris, London, or Barcelona, where a single turnover can cost €80 to €150, one continuous 28-night booking often delivers a higher net profit despite the discount. It also means one check-in, one check-out, and significantly less operational friction.

This is exactly what we calculate for our owners at Urban Conciergerie — net profit, not just gross revenue.

3. The Legal Threshold You Cannot Ignore

This is where a 28-night stay becomes genuinely serious. In many cities, 28 days is not arbitrary — it is a legal threshold.

Tenant Rights and Residency: In France, a guest staying 28 consecutive nights may begin to acquire protections under housing law, especially outside a registered meublé de tourisme. In Paris, where primary residences are capped at 120 nights of short-term rental per year, a stay beyond 28 days can be reclassified as a bail mobilité rather than a tourist rental. In the US, cities like New York have a 30-day threshold that completely changes your registration and compliance requirements.

Tax Obligations: Tax treatment also shifts. In Paris, the taxe de séjour is calculated per night, but its collection and reporting can change after 28 nights. Under the micro-BIC regime, a pattern of 28-night stays can signal to tax authorities that you are operating a meublé classique rather than a seasonal rental. In the US, many cities exempt stays over 28 or 30 nights from hotel occupancy tax but treat them differently for rental income reporting.

At Urban Conciergerie, we never assume the platform's automatic tax collection covers you. We advise every owner to verify their situation with a local tax advisor the moment a booking crosses this threshold.

4. How We Operate a 28-Night Stay

A 15-night stay needs one set of linens and one welcome kit. A 28-night stay requires a different operational standard.

Mid-Stay Maintenance is Non-Negotiable

For any stay over three weeks, we schedule a complimentary mid-stay cleaning around day 12-14. We present it as a service, not an inspection: "We would love to freshen up the apartment for you."

This protects your asset. Our teams check for early issues — a slow drain, a flickering bulb, fridge temperature, Wi-Fi access points — before they become expensive repairs.

Resource Management

A 28-night stay roughly doubles utility consumption. Continuous heating or air conditioning can add €100 to €200 to your bill. A guest cooking daily for a month puts far more strain on appliances than short-term tourists.

For extended stays, Urban Conciergerie equips properties with:

• At least two full rotations of towels and bed linens • Sufficient cleaning supplies for the guest to maintain the kitchen • Replacement toiletries and clear information on local shops • Spare essentials: light bulbs, remote batteries, and basic tools

If your rate does not account for this, you are losing margin.

5. Turning a Mistake Into a System

An unexpected 28-night booking should be the trigger to professionalize your operation.

Here is the configuration we recommend for most urban owners who want to stay in short-term:

• Minimum stay: 3-5 nights to filter out party bookings • Maximum stay: 21 nights to stay safely below the 28-day legal threshold • Instant Book: Enabled only for stays under 14 nights; longer stays require manual approval • Monthly discount: Remove it entirely, or cap it at 10-15% • Booking window: Maximum 6 months to avoid locking in outdated rates

If you want to target monthly stays, do it deliberately. Create a separate listing with monthly-specific pricing, house rules, and legal disclosures. Keep your short-term and medium-term strategies clean and distinct.

The Bottom Line

The revenue from this booking is already committed. What matters is what you do next. Fix your platform controls today, consult a local advisor this week, and implement the mid-stay protocols that protect your property no matter how long the guest stays.

At Urban Conciergerie, we manage these details so our owners never have to be caught off guard. From calendar auditing and dynamic pricing to legal compliance and five-star maintenance, we ensure every booking — whether 15 nights or 28 — works in your favor.
