Stop Paying Your Parisian Mortgage Yourself: Let Your Tenants Pay It For You

Owning a Paris apartment while living in Lyon, Dubai, or New York creates a frustrating paradox: you are paying a mortgage on one of Europe's most expensive markets, but you are not living in it.

1. Understand the Real Math

The LMNP (Loueur en Meublé Non Professionnel) status is the key to self-financing. Under the real expense regime, you can depreciate your property over 25-30 years. On a €300,000 apartment, that's €8,000 - €10,000 in annual deductions without spending extra money.

 

You can also deduct mortgage interest, management fees, insurance, and maintenance. Most of our clients pay zero tax on their rental income for the first 8-12 years.

4. Don't Try to Manage It Remotely

A vacant or poorly maintained apartment is what kills profitability. A self-managed listing at 55% occupancy will always net less than a professionally managed one at 78%.
