Why We Limit Ourselves to 50 Apartments in Paris
Most short-term rental operators in Paris want more bookings. More properties, more guests, more revenue.
At Urban Conciergerie, we took the opposite approach. We intentionally limit our portfolio to 50 apartments in Paris. It is not a limitation — it is a deliberate strategy to guarantee an exceptional stay, every time.
The Paris market is saturated with operators managing 300+ listings with skeleton crews. We watched that model produce inconsistent quality for guests and constant headaches for owners. We decided to do fewer things, extraordinarily well.
The Philosophy of Intentional Hospitality
The mass-market playbook is simple: sign as many owners as possible, automate everything, and treat each apartment as an interchangeable revenue unit. The result is predictable — delayed maintenance, impersonal service, and a transactional experience.
We rejected that model from day one.
At Urban Conciergerie, we know every apartment intimately. From the quirk of a lock on Rue du Bac to the water pressure of a Marais studio that requires a plumber who understands pre-war piping. That level of knowledge does not scale to 200 properties. It scales to 50.
Why 50 is the magic number: It is the maximum size where our team can deliver true high-touch service. Each property manager oversees no more than 10 apartments. That allows us to run a full 47-point inspection between every stay — testing the TV, checking fridge temperatures, verifying every detail — not just a quick visual scan.
When you book with Urban Conciergerie, you are not unit #247 on a spreadsheet. You are one of 50 guests, and you feel the difference in our sub-15-minute response time and same-day issue resolution.
Preserving Parisian Heritage
Most of our apartments are located in Haussmann buildings constructed between 1850 and 1910, with original herringbone parquet, marble fireplaces, and ornate moldings. You don't replace that at IKEA.
With only 50 properties, we can afford to protect them. We cap most apartments at 200 guest-nights per year, well below the industry maximum. This gives us time for deep cleaning cycles, seasonal maintenance to reseal parquet floors, and restoration work that keeps these historic interiors in pristine condition.
Our turnover cleaning takes 3.5 hours for a two-bedroom on average, versus 90 minutes for the industry standard. We launder all linens at 60°C, steam-clean upholstery, and stock backup essentials in every arrondissement so a broken espresso machine is replaced the same day, not in 48 hours.
Respecting the Parisian Way of Life
Over-tourism has created tension between short-term rentals and permanent residents. We take our role as neighbors seriously.
By limiting our portfolio and capping booking frequency, we drastically reduce foot traffic in residential buildings. We stagger check-ins to avoid crowds, and every guest receives a building-specific etiquette guide covering quiet hours, elevator protocol, and waste sorting rules per their arrondissement.
Our team knows the gardienne at each address by name — and she knows ours. If an issue arises, we handle it personally within minutes. This mutual respect is only possible because we are not spread across hundreds of buildings.
Full Regulatory Compliance
Paris has the strictest short-term rental regulations in Europe. Primary residences are limited to 120 days per year, secondary residences require a change-of-use authorization, and every listing must display a valid 13-digit registration number. Fines reach €50,000 per property.
Managing compliance for 200+ units is where most operators fail. With 50 apartments, Urban Conciergerie maintains meticulous, real-time records for every property. Your booking will never be cancelled mid-stay because the city flagged a non-compliant listing.
Luxury Through Scarcity
When your concierge team serves 50 apartments instead of 500, personalization becomes the standard.
Before arrival, we review your profile. A couple celebrating an anniversary in Saint-Germain might find a bottle of champagne from a cave on Rue de Buci. A family with children will find a curated list of nearby playgrounds and the carousel at the Jardin du Luxembourg.
We don't provide a static PDF from 2023. We provide live recommendations because we actually eat in these restaurants. We know which bistro changed chefs last month and which terrace just reopened.
Each apartment also retains its owner's soul — vintage cinema posters in Montmartre, a curated art library in the 6th — not the same standardized furniture in every unit. It feels less like a rental and more like staying at a well-kept Parisian friend's home.
Restraint doesn't look impressive on a pitch deck. But it creates better apartments, happier neighbors, and guests who return.
That is the Urban Conciergerie difference.
